HOCKING HILLS TREEHOUSE RENTAL GUIDELINES
In order for our treehouses to run smoothly and for the safety of all our guests, these general rental guidelines apply to all guests; failure to comply can result in eviction. Eviction for failure to comply with our policies will result in forfeiture of all rental payments and deposits.
Hocking Hills Treehouse Cabins rents to tenants who must be 24 years of age or older. Reservations are guaranteed once the signed rental lease agreement and payment of 100% of the total rental charges have been received by Hocking Hills Treehouse Cabins. There is a 2-night minimum reservation for all stays. Occasionally there are single dates that are available in-between other reservations, we will make those available with an additional service charge when able. Upon receipt of FULL PAYMENT and signed rental lease agreement; confirmation and directions to the treehouse will be mailed, faxed, or emailed to Guest. Please read the confirmation for accuracy of dates, mailing address, number of adults, and or children and accommodations. Any errors must be directed to the reservations department within seven days of mailing. Pay close attention to the number of persons (Adults/Children) on the confirmation and lease. Occupancy whether overnight or for a few hours is restricted by the limits set for each treehouse.
7.25% sales tax + 6% Lodging Tax
There is a one time $60 cleaning fee charge for each rental.
Any pets must be reported to and approved by the Owner. There are certain pets that are prohibited from the Premises (we permit only traditional pets such as cats and/or dogs). The maximum number of pets is two (2). There is a one time $75 pet charge.Pets must be leashed when outdoors and kept off the furniture when indoors. Pets must be well mannered and housebroken. Pets must NOT be left unattended or alone indoors unless they are crated. Crates, pens or carrying cases are recommended. Pets are to be licensed and up to date on rabies and other vaccinations. Pets should wear id collars at all times Pets shall not be a nuisance or create any unreasonable disturbance. This includes causing personal injury or property damage; making noise continuously; not being leashed; relieving themselves on walls or floors; exhibiting aggressive behavior; pets who may be parasite infested. The Guest(s), as the pet owner, is responsible for any damages to the Premises or injuries to other persons caused by his/her/their pet. The Guest(s) MUST PICK UP AFTER their pets, inside and outside, and dispose of the waste properly in bags. If the Guest(s) does not declare a pet or does not pick up after his/her/their pet, the Guest(s) will be charged $75/day plus tax per pet to the Guest credit card on file. Any violation of this policy is cause for immediate termination of Guest(s) with no refund and full and immediate liability for any additional cleaning necessary and all damages incurred by said animal(s).
Cancellation, Date Change & Refund Policy
We understand that sometimes it is necessary to change or cancel a reservation. But because we are a small local business, cancellations have a huge financial impact on us. Once a room is reserved, it is no longer available for booking by other interested travelers. We ask for your understanding in respecting our cancellation, change, and refund policy. By making and completing a reservation for a stay at Hocking Hills Treehouse Cabins, you acknowledge that you have read, understood, and accepted Hocking Hills Treehouse Cabins Policies, Terms & Conditions, and Rules in their entirety on behalf of all persons staying with us as part of your reservation. All cancellations or reservation changes must be made in writing to firstname.lastname@example.org. Cancellations made more than 30 days prior to arrival will receive a 50% refund. Cancellations made less than 30 days prior to arrival will not be refunded. No refunds for early departures, delayed arrivals, no-shows. No refund will be given for failure to use the property due to inclement weather. We strongly recommend that guests purchase travel insurance with a cancel for any reason policy.
Maximum Guest Limit / Additional Guest Fee
Each treehouse has a maximum guest limit. White Oak maximum guest limit is six (6). Maple maximum guest limit is six (6). Beech maximum guest limit is four (4). No more than the maximum number of guests shall be permitted anywhere on the premises at any time. If occupancy exceeds that represented on the reservation at any time immediate eviction will occur without refund. Children, no matter the age, count towards the maximum guest limit. The person signing this agreement must be at least 24 years of age and an occupant of the property all nights reserved. Treehouses are priced on a per-night occupancy. White Oak is priced at four (4) guests, Maple is priced at four (4) guests, and Beech is priced at two (2) guests. Additional guests, not to exceed the maximum guest limit, will be charged $35 per night, per extra guest .
Absolutely no visitors are permitted on the property other than those listed on the rental agreement.
Check-in is 4:00 pm - 6:00 pm.
To be courteous to our incoming guests and cleaning staff our check-out is before 10:30 am. Should check-out time be exceeded you will be charged an additional night’s stay.
Guest(s) are required to leave the property in the same general condition it was when Guest(s) arrived.
Check-Out Procedures- The following items must be complied with before check-out
(a). Dishes, pots, pans, silverware, and utensils must be washed; dried and put away and the
stove/oven shall be left in a clean condition.
(b). The refrigerator should be left clean and free of food.
(c). Windows and doors must be left closed and locked with the air conditioner on 70 degrees or heat on 65 degrees depending on the season.
(d). All trash must be bagged.
(e). Bed linens should be stripped and placed on the bathroom floor with the towels.
(f). Check out time is before 10:30 A.M.
If there is a need for any excessive cleaning after your departure, the credit card on file will be charged a minimum of $150.00 depending on the nature of the damage or mess.
Please be sure to notify the on-site custodian prior to check-out of any damage or breakages that might have occurred during your stay. Guest(s) are responsible for any damage, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s) party to the property or its contents during Guest(s) occupancy. A walkthrough of each treehouse is made after checkout to ensure the property is left in good order. At which point a determination will be made of the necessity of any charges to Guest(s).
Indemnification and Hold Harmless; Right of Entry; Assignment.
Guest(s) agrees to indemnify and hold harmless the owner and the owner's agents, subcontractors and/or employees from and against any liability for personal injury or property damage sustained by any person; including, but not limited to, guest and invitees of the guests, as a result of any cause, unless caused by the negligent or intentional act of the owner.
Tenant agrees that the Owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations, or improvements hereto as Agent or Owner may deem appropriate.
Hocking Hills Treehouse Cabins property is located in the heart of the Hocking Hills. The property has deep valleys and steep cliffs. Please know that to access the treehouse you must travel by foot. Generally, owner or on-site custodian will be available to assist you in
transporting your luggage to the tree where your treehouse is located via UTV, but this may not always be possible. Many of the treehouses have ship’s ladders that are steep. Treehouses have decks with drop-offs of up to 20’. We do not guarantee any road surface conditions. Roads in our area are generally well maintained but are curvy and steep. It is strongly recommended that all guests have four-wheel drive and/or chains. Winter road conditions are not guaranteed. We do not refund due to road conditions or for weather.
Wood Fired Hot Tubs
Hot tubs are drained, sterilized, and refilled between guest stays. To use the wood-fired hot tub please contact the on-site custodian for instruction. Guests must enter and exit the hot tub slowly.No jumping or diving. Do not bring glass in or near the hot tub. Do not use if you have high blood pressure or pregnant. Do not use it alone. Children must be supervised by an adult. Do not use during storms. It is recommended that Hot Tub exposure be kept under 30 minutes at a temperature of 100 or less. Avoid prolonged exposure when exiting the Hot Tub in cold weather as this can lead to fainting. Do not use soaps or oils in hot tub. Keep hot tub covered and snapped after use.
Children are the responsibility of the parents and must be supervised at all times. The terrain varies from level to steep, and pathways can be slippery. The treehouses have multiple elevated decks and stairs. It is very important that children be supervised at all times, no running on decks, no climbing on the railing, no climbing in trees, no climbing on the roof, no horseplay, no throwing rocks, this is not an all-inclusive list but only general in nature of items that should not be allowed under any circumstances. Please watch your children.
Hocking Hills Treehouse Cabins is located in a quiet and secluded area. Please remember that outside voices do carry throughout the property. In order to respect all our guests, there are to be no house parties or excessive noise. And absolutely no visitors are permitted.
Hocking Hills Treehouse Cabins is a smoke-free property. No smoking is permitted, neither in the treehouse nor anywhere on the premises. This prohibition includes E-cigarettes. If we find there has been smoking inside the treehouse a cleaning of $300 will be charged to the credit card on file.
Limit of 2 vehicles per treehouse. Parking will be restricted to the designated parking areas only. Please note that the only access to the treehouse is through walking paths and not by vehicles. Motorhomes, large trailers or commercial vehicles cannot be accommodated on the property.
Repairs and Service Calls
Hocking Hills Treehouse Cabins performs regular maintenance on each property, however, if there is an issue please call (614) 599-1899 or directly report the issue to the on-site custodian. The owner will make every effort to have repairs done quickly and efficiently.
Wildlife / Insects
Our treehouses are located in a rural setting. Each treehouse cabin is sprayed monthly by a professional pest control company for insects such as wasps, ants, and spiders, however, there still may be some unwanted little guests sharing your cabin with you. And, while we strive to keep the cabin insect-free, there is no guarantee. Thus, no refunds or discounts are given because of insects.
Loss or Damage
Hocking Hills Treehouse Cabins does not accept any liability for loss of or damage to any valuables or property belonging to guests or their visitors.
No four-wheelers of any kind, no tent camping, no motorhomes, no shooting of guns, no fishing, no loud music, no fireworks,no illegal drugs, and no unattended children.
There is no landline phone. Cell phone service can be spotty in the area.
There is wireless internet in the treehouse but service is not guaranteed.
Our treehouses utilize septic systems. Please do not dispose of feminine products, wipes, napkins, paper towels, tissues, diapers, Q-tips, cotton balls, or hair in the sink or toilet.
Fires / Fire Safety
Our treehouses are all wood structures and located in wooded areas, so it is of utmost importance that you adhere to the following rules: Only have fires in the fire-pit area and keep small enough to fit within the diameter of the fire ring or fire pit. Do not leave fires unattended and always throw water on fire when finished. Do not drag uncut logs or trees onto the fire. (Be Smart!) Do not use charcoal grills on decks. Do not leave the burning grill unattended. Do not discard burning embers, charcoal, ashes on the ground. Dump into fire-pit or wait till cool and bury. Do not put charcoal into gas grills. Use caution when removing ashes and only dump in fire-pit or bury. Make sure ashes are cold before removing. Remember, this area is all volunteer fire departments. The firepit has been preset and will be ready for use. We also provide one additional stack of firewood. Additional firewood is available for purchase on-site.
Gas & Charcoal Grills
Please turn off the grill after each use. Clean up all grease and food spills.
While we do everything to ensure comfort and convenience, daily maid service is not provided.
The treehouses are stocked with an initial supply of paper products, hospitality items such as dishwashing soap and bath soap.
In the event of high winds we advise guests to be aware both on the property and out in the parks of falling branches from trees - high winds can dislodge branches from upper canopies that can be a danger to those below. We have our trees inspected and if needed pruned every 6 months but care should be given during windy conditions.
In the event of a high wind advisory we have a bunk house available for our on-site guests. The bunk house is situated in the barn. It is accessed from the stairs on the right of the barn as you face it. The bunk room is well appointed in a similar style to your treehouse and has a bathroom downstairs.
It is a shared safe space to retreat to in the event of severe weather.
We advise clients to use the bunk house in the event of a high wind advisory for Hocking County.
This advisory would be issued by the National Weather Service and is defined as:
1. Sustained winds of 31 - 39 mph for an hour or more.
2. Wind gusts of 46 - 57 mph for any duration.
There are orange weather radios in each treehouse in the event that cell phone signal is lost - current weather information can be found on weather.gov
