HOCKING HILLS TREEHOUSE RENTAL GUIDELINES
In order for our treehouses to run smoothly and for the safety of all our guests, these general rental guidelines apply to all guests; failure to comply can result in eviction. Eviction for failure to comply with our policies will result in forfeiture of all rental payments and deposits.
Reservations are not guaranteed until Hocking Hills Treehouse Cabins receives the signed Rental Agreement and payment of 100% of the total rental charges. Hocking Hills Treehouse Cabins rents to tenants who must be 24 years of age or older and an occupant of the property, all nights of the reservation. There is a two-night minimum for most reservations. Holidays and peak seasons may require three nights. Occasionally there are single dates available in-between existing reservations that may be available with an additional service charge. Directions to the treehouse and check-in information will be emailed to Guest one week before the arrival date. Please read the confirmation for accuracy of dates, mailing address, contact number, number of guests, and accommodations. Immediately direct any errors to Hocking Hills Treehouse Cabins. Pay close attention to the number of persons (Adults/Children) on the confirmation. Occupancy is restricted by the limits set for each treehouse.
7.25% sales tax + 6% Lodging Tax
There is a one-time $75 cleaning fee charge for each rental.
The 2-6% booking service fee is a direct charge from Reservations Online, a software booking provider. This fee is non-refundable.
Cancellation, Date Change & Refund Policy
We understand that sometimes it is necessary to change or cancel a reservation. But because we are a small local business, cancellations have a huge financial impact on us. Once a treehouse is reserved, it is no longer available for booking by other interested travelers. We ask for your understanding in respecting our cancellation, change, and refund policy.
By making and completing a reservation for a stay at Hocking Hills Treehouse Cabins, you acknowledge that you have read, understood, and accepted Hocking Hills Treehouse Cabins Policies, Terms & Conditions, and Rules in their entirety on behalf of all persons staying with us as part of your reservation.
All cancellations or reservation changes must be made in writing to email@example.com.
Cancellations made more than 30 days prior to arrival will receive a 50% refund.
Cancellations made less than 30 days prior to arrival will not be refunded.
No refunds for early departures, delayed arrivals, no-shows. No refund will be given for failure to use the property due to inclement weather.
HOCKING HILLS TREEHOUSE CABINS RECOMMENDS THAT ALL GUESTS PURCHASE TRAVEL INSURANCE THROUGH A THIRD PARTY VENDOR OF THEIR CHOICE. TRAVEL INSURANCE CAN PROVIDE ADDITIONAL COVERAGE, OUTSIDE OF HOCKING HILLS TREEHOUSE CABINS CANCELLATION POLICY. GUESTS WILL NEED TO CHOOSE A PLAN THAT IS A CANCEL FOR ANY REASON PRODUCT TO PROTECT THEMSELVES FROM THE UNEXPECTED EVENT OF NEEDING TO CANCEL A RESERVATION
Maximum Guest Limit / Additional Guest Fee
Each treehouse has a maximum guest limit.
White Oak is limited to six (6) people. No more than six guests shall be permitted anywhere on the premises at any time.
Maple is limited to six (6) people. No more than six guests shall be permitted anywhere on the premises at any time.
Beech is limited to four (4) people. No more than four guests shall be permitted anywhere on the premises at any time.
Hemlock is limited to two (2) people. No more than two guests shall be permitted anywhere on the premises at any time.
If occupancy exceeds that represented on the reservation at any time, immediate eviction will occur without a refund.
Children, no matter the age, count towards the maximum guest limit.
Treehouses rentals are priced on a per-night occupancy. White Oak is priced at four (4) guests. Maple is priced at four (4) guests. Beech is priced at two (2) guests. Hemlock is priced at two (2) guests. Additional guests, not to exceed the maximum guest limit, will be charged $75 per night, per additional person.
Absolutely no visitors are permitted on the property other than those listed on the Rental Agreement.
Check-in is from between 4:00 pm - 6:00 pm. Access codes will be issued by the Owner or on-site custodian. Guests who plan to arrive after 6:00 pm, please call the office to make alternative access arrangements.
To be courteous to incoming guests and the cleaning staff check-out is before 10:30 am. No exceptions. Should check-out time be exceeded you will be charged an additional night’s stay.
Guest(s) are required to leave the property in the same general condition it was when Guest(s) arrived.
Check-Out Procedures- The following items must be complied with before check-out
(a). Dishes, pots, pans, silverware, and utensils must be washed, dried, and put away and the cooktop left in a clean condition.
(b). Refrigerators should be left clean and free of food.
(c). Windows and doors must be left closed and locked with the air conditioner on 70º or heat on 65º depending on the season.
(d). All trash must be bagged.
(e). Bed linens should be stripped and placed on the bathroom floor with towels.
(f). Check out time is before 10:30 A.M.
If there is a need for any excessive cleaning after your departure, the credit card on file will be charged a minimum of $150.00 depending on the nature of the damage or mess.
Please be sure to notify the Owner prior to check-out of any damage or breakages that might have occurred during your stay. Guest is responsible for any damage, abuse, excessive cleanup requirements, or loss caused by any member of the Guest(s) party to the property or its contents during Guest occupancy. A walkthrough of each treehouse is made after checkout to ensure the property is left in good order. At which point a determination will be made of the necessity of any charges to Guest(s).
Indemnification and Hold Harmless; Right of Entry; Assignment
Guest agrees to indemnify and hold harmless Owner and Owner’s Agent and save Owner and Owner’s Agent from and against any and all claims, actions, damages, liabilities and expenses, including reasonable attorney’s fees in connection with the loss of life, personal injury and/or damage to the property arising from or out of any occurrence in, upon, or about the premises, occasioned by an act or omission by Owner, Owner’s Agent, Guest or other occupants. OWNER and OWNER’S AGENT SHALL HAVE NO LIABILITY FOR DAMAGES OR INJURY to Guest or Guests: It is expressly understood and agreed that Owner and Owner’s Agent will not be liable for any damages or injury to Guest or other occupants and their property from whatever cause arising from the occupancy of said premises, both inside and outside of the treehouse, whether on the property or elsewhere.
Guest agrees that the Owner or their respective representatives may enter the Premises during reasonable hours to inspect the Premises, to make such repairs, alterations, or improvements hereto as Agent or Owner may deem appropriate.
Hocking Hills Treehouse Cabins property is located in the heart of the Hocking Hills. The property has deep valleys and steep cliffs. The terrain varies from level to steep, and pathways can be slippery and icy in the winter months. Please stay on paths and use caution at all times.
To access the treehouse you must travel on foot. Generally, Owner or on-site custodian will be available to assist you in transporting your luggage to where your treehouse is located, but this may not always be possible.
Treehouses have unique features such as steps, steep ship's ladders, high drop-offs, bridges, multi-level decks, loft areas, bunk beds, hot tubs, spiral staircases. Guests must use caution at all times.
Guest specifically accepts ALL liability for use of the property and understands that Owner and Owner’s Agent shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of the property. Guest accepts said liability by voluntary use of the property and amenities, Guest does so at Guest’s sole risk and with full acceptance of any and all personal liability from doing so, or for allowing other members of Guest’s party to do so. Guest understands that Owner and Owner’s Agent shall have no liability from any accidents, injuries, or death that may result from the proper or improper use of the property and amenities, or from any accident, injury or death that results from use or attempted use. Guest accepts all liability for any and all members of Guest’s party.
We do not guarantee any road surface conditions. Roads in the area are generally well maintained, but are curvy and steep. It is strongly recommended that all Guests have four-wheel drive, AWD, and/or chains. Winter road conditions are not guaranteed. We do not refund due to road conditions.
The supervision and safety of all children are the direct responsibility of Guest or parents, or caretakers of any children on the premises. Children are the responsibility of the parents and must be supervised at all times.
No running on decks, no climbing on railing, no climbing in trees, no climbing on the roof, no horseplay, no throwing rocks, no use of hot tub without adult supervision, this is not an all inclusive list but only general in nature of items that should not be allowed under any circumstances. Damage to the real property or personal property at the treehouse is the responsibility of the parent.
Hocking Hills Treehouse Cabins is located in a quiet and secluded area. Please remember that outside voices and music carry throughout the property. In order to respect all Guests, there are to be no house parties or excessive noise (including loud music). Absolutely no visitors are permitted on the property other than those listed on the Rental Agreement.
All pets must be reported to and approved by the Owner. There are certain pets that are prohibited (only traditional pets such as cats and/or dogs are permitted). There is a one time $75 pet charge for up to two pets.
Pets must be leashed when outdoors and kept off the furniture when indoors. Pets must be well mannered and housebroken. Pets must NOT be left unattended or alone indoors unless they are crated. Crates, pens or carrying cases are recommended.
Pets are to be licensed and up to date on rabies and other vaccinations. Pets should wear ID collars at all times. Pets shall not be a nuisance or create any unreasonable disturbance. This includes causing personal injury or property damage; making noise continuously; not being leashed; relieving themselves on walls or floors; exhibiting aggressive behavior; pets who may be parasite-infested.
The Guest (s), as the pet owner, is responsible for any damages to the property or injuries to other persons caused by his/her/their pet. Including urine damage. The Guest (s) MUST PICK UP AFTER their pets, inside and outside, and dispose of the waste properly in bags.
If the Guest does not declare a pet or does not pick up after his/her/their pet, the Guest (s) will be charged $75/day plus tax per pet to the Guest credit card on file. Any violation of this policy is cause for immediate termination of Guest (s) with no refund and full and immediate liability for any additional cleaning necessary and all damages incurred by said animal(s).
Treehouses are equipped with a mini-refrigerator, Keurig, French press, toaster, microwave, electric cooktop, Crock-pot, electric skillet, pots and pans, dishes, flatware, basic cooking tools, drinking glasses, a charcoal grill, outdoor grill tools.
In addition to what is noted above, the treehouse comes stocked with:
Starter supply of paper products (paper towels, tissues, toilet paper)
Shampoo, conditioner, hand and body soap
Bed linens and towels
Trash bags for kitchen trash can
Basic spices and condiments
Starter supply of K-cups (variety of coffee and hot chocolate)
Starter supply of ground coffee for French press
Beach towels for hot tub
Charcoal, lighter fluid, fire starter
Pet bed, pet bowl, initial supply of poo bags, pet towel
TV, DVD player, an assortment of DVDs
Variety of board games
A starter supply of firewood for the fire pit. Additional firewood can be purchased on-site.
No towels, linens, utensils, or other property are permitted to be removed from the premises.
Wildlife / Insects
The treehouses are located in a rural setting. Each treehouse cabin is sprayed monthly by a professional pest control company for insects such as wasps, ants, and spiders, however, there is no guarantee-express or implied-that it will be. Thus, no refunds or discounts are given because of insects or wildlife.
Hocking Hills Treehouse Cabins is a smoke-free property. No smoking is permitted, neither in the treehouse, nor anywhere on the premises. This prohibition includes E-cigarettes.
If we find there has been smoking inside the treehouse a cleaning of a minimum of $300 will be charged to the credit card on file.
Limit of 2 vehicles per treehouse. Parking will be restricted to the designated parking areas only. Please note that the only access to the treehouse is through walking paths and not by vehicles. Motorhomes, large trailers, or commercial vehicles can not be accommodated on the property. During winter months and bad weather Guests are recommended to using 4 wheel drive or AWD vehicles to access the property. Or, Guests may park at the top of the property and walk-in.
Repairs and Service Calls
Hocking Hills Treehouse Cabins performs regular maintenance on each property, however, if there is an issue please call (614) 599-1899 or directly report the issue to the Owner and on-site custodian. Owner will make every effort to have repairs done quickly and efficiently.
Loss or Damage:
Hocking Hills Treehouse Cabins does not accept any liability for loss of or damage to any valuables or property belonging to guests.
No four-wheelers of any kind, no tent camping, no motorhomes, no shooting of guns, no fishing, no loud music, no fireworks, no parties, and no unattended children.
There is no landline phone.
Cell phone service can be spotty in the area.

There is wireless internet in the treehouse, but service is not guaranteed.
The treehouse utilizes a septic system. Please do not dispose of feminine products, wipes, napkins, paper towels, tissues, diapers, Q-tips, cotton balls, hair, etc. in the sink or toilet.
Wood Fired Hot Tubs
Guests are cautioned that they use the hot tub at their own risk. Hot tubs are drained, cleaned, sterilized between each reservation. To use the wood-fired hot tub, Guest must first be shown by Owner or on-site custodian how to use and operate. Bottles and glass objects are not permitted in the hot tubs at any time. Lotions, bubbles, and oils are not permitted. Hot tub cover must be replaced when not in use. Hot tubs are not to be used by those with high blood pressure or are pregnant. Do not use alone. Children should be attended by an adult at all times. Do not use a hot tub during storms. The wood stove is hot to the touch and will burn when in operation. It is recommended that hot tub exposure be kept under 30 minutes at a temperature of 100º and less for children. Avoid prolonged exposure when exiting the hot tub in cold weather as this can lead to fainting. Deck can be slippery when entering and exiting the hot tub. No refunds if hot tubs are not working or can not be used due to weather.
Treehouses are all wood structures and located in wooded areas, so it is of utmost importance that Guest(s) adhere to the following rules:
Only have fires in the designated fire-pit.
Keep the fire small enough to fit within the diameter of the fire-pit.
Do not leave fires unattended.
Keep the fire spark arrestor closed.
Do not drag uncut logs or trees onto the fire.
Do not use charcoal grills or portable fire rings on decks.
Do not discard burning embers, charcoal, ashes on the ground.
Use caution when removing ashes and only dump cooled ashes in provided steel ashcan.
Burning of candles of any kind is strictly prohibited.
Remember, this area is rural with all-volunteer fire departments.
Please clean off the grill and grill tools after use. Do not leave the burning grill unattended.
In the event of high winds, it is advised that Guest(s) be aware of falling branches from trees. High winds can dislodge branches from upper canopies that can be a danger to those below. Hocking Hills Treehouse Cabins has trees inspected and pruned every six months, but care should be given at all times and especially during windy conditions.
In the event of a High Wind Advisory issued by the National Weather Service, on-site Guest(s) are advised to use the bunkhouse located in the barn. It is accessed from the stairs on the right of the barn. The bunkhouse is a shared safe place that is well-appointed in a similar style to the treehouse and access to a downstairs bathroom.
A High Wind Advisory is defined as:
1. Sustained winds of 31 - 39 mph for an hour or more.
2. Wind gusts of 46 - 57 mph for any duration.
